About this service

Two private zones, one common life.

2-bed flats fail when the design squeezes the secondary bedroom into a leftover space. They work when both private zones are real rooms — quiet, with storage, with daylight — and the common area carries the rest. We design from the bedrooms outwards.

One marker per bedroom count

Studio with no separate bedroom → studio. One bedroom → 1-bed. Two bedrooms = this page. Three private zones with often a second bathroom → 3-bed. Master suite + 3 secondary + larger common → 4-bed.

Acoustic isolation between zones

Acoustic plasterboard on the wall between bedroom and bedroom, soft-close doors, sealed thresholds, rockwool in the partition cavity. A 30-40 dB drop between bedrooms is what separates a 2-bed flat that feels like one apartment from one that feels like two ringing rooms.

Bathroom sized as a real bathroom

One full bathroom for a 2-bed flat — toilet, sink, shower or bath, towel rail — sized so two adults can use it consecutively without complaint. If the flat is 85 m²+ a small second bathroom is achievable: toilet + sink, no shower, no daylight needed if extracted properly.

1-bed = one private zone, the bedroom. 2-bed = two private zones, master + secondary, with one shared bathroom typical. 3-bed = three private zones with master + 2 bedrooms and often a second bathroom. The MEP load and the acoustic isolation effort scale with the count of private zones — that's why we keep them on separate pages with separate prices.
70-95 m² in Eixample, Gràcia or Sant Antoni. Master 12-14 m² (queen bed + double wardrobe), secondary 8-11 m² (single or double + small wardrobe), shared bathroom, kitchen often integrated with living. Pre-war buildings give you 3-3.5 m ceilings (good for storage on top of wardrobes), modern apartments 2.5-2.7 m.
Base tier 6-8 weeks, Standard 9-12 weeks, Designer 14-18 weeks. Pre-war buildings with structural surprises (cast-iron baixants, irregular slab, mosaic to preserve) add 2-4 weeks. If you don't need it as a permanent guest room — yes, secondary bedrooms work better as a study with a sofa-bed than as a bedroom that's used twice a year. We design the storage to support both functions: a fitted wardrobe deep enough for the study desk plus a sofa-bed that converts to a real bed in 30 seconds.
One is standard for a 2-bed, sized as a full bathroom (toilet + sink + shower or bath). A second small bathroom (toilet + sink, no shower, mechanical extraction) is achievable in flats above 80 m² and adds €4-6k. If you have guests staying often or if both adults work from home it pays back in two years.
