Most studio renovations in Barcelona just paint the walls and call it a refresh. We draw the layout first: where the bed, kitchen, bathroom and storage actually go, given the windows and the door. A 35 m² studio with the layout right beats a 50 m² one without it.

Zoning before finishes

We draw the open-plan zones (kitchen / living / sleep / work) before any tile or paint discussion. Sleeping nook, Murphy bed, low oak partition or full half-wall — we pick what fits your daily routine.

Integrated kitchen

Compact kitchens (1.5–3 linear metres) with concealed appliances, induction hob, low-noise extractor. Worktop, splashback and storage planned around what you actually cook, not the catalogue default.

Custom storage

Wall-to-ceiling joinery hiding the wardrobe, shelving, sometimes the laundry. Studios fail when the storage is bolted-on later — we draw it into the layout from day one.

How we work · 6 stages

Layout first, finishes second.

Studios punish bad sequencing more than larger flats. Layout drawn before the kitchen order goes in, partitions before tile, custom joinery before paint. We follow the same sequence on every studio, every time.

On-site survey + space audit

Free 60-minute walkthrough. We measure everything, document MEP points, window orientation, neighbour-wall acoustics. Photos for the file before any quote.

Layout sketch + zoning

Sara draws the open-plan zones: kitchen position, sleeping zone, storage walls, bathroom adjustments. Two rounds of revisions before the estimate is final.

Comunicat + material session

Comunicat filed with the Ajuntament (typically 2-4 weeks). Sample boards on the table at the Maragall showroom: tile, brass, oak, paint. Signed off before procurement.

Demolition + MEP refresh

Strip-out of old finishes, partition adjustments, electrical to current REBT norm, plumbing reroute if the new layout needs it. Photos of every junction.

Custom joinery + finishes

Wall-to-ceiling joinery built and installed (wardrobe, kitchen, sometimes Murphy bed). Tile and parquet, paint, sanitary install, lighting fittings.

Snag walk + handover

System tests on every circuit and outlet, wet test in the bathroom, snag walk with you, written warranty pack, keys back. Photos of finished zones for the project file.

Studios depend on bespoke joinery more than other apartment types. We build a 1:10 mock-up of the joinery wall in our Maragall showroom before the install — Murphy bed mechanism, wardrobe doors, mini-kitchen layout, all signed off in person before the trade fits the real wall.

Things owners ask before signing.

28-30 m² is the practical lower limit if you want a real kitchen, a real bathroom and a sleeping zone that's not the sofa. Below that you're in micro-flat territory and need Murphy bed or wall-bed solutions to make the day-zone work. Designer micro-loft tier is built for those cases.
Yes — with low oak shelving (1.5-1.8 m high) or a half-height partition. Light still passes, the studio reads as one space, but the eye and the brain treat it as zoned. We have several proven layouts for typical 35-45 m² Eixample studios.
Rental-ready: from €20,000 (€595/m²). Owner-occupied: from €27,000 (€795/m²). Designer micro-loft: from €35,000 (€995/m²). Plus Ajuntament comunicat fee (~€200-500). The on-site survey gives you the exact line-by-line within 48 hours.
Yes if the mechanism is German or Italian (Häfele, Sedac Meral) and the joinery is properly anchored. We use these on every Designer-tier studio. Cheap Asian-import mechanisms fail within a year — we don't quote those.
Linear kitchens 1.5-3 m. Compact 4-burner induction (or 2-burner in micro-flats), one oven (or combi-microwave-oven), narrow dishwasher (45 cm), under-counter fridge or full-height integrated fridge. We plan around what you cook, not what's photogenic.
Rental-ready: 4-6 weeks. Owner-occupied: 6-8 weeks. Designer micro-loft: 8-12 weeks. The custom joinery on the Designer tier adds 2-3 weeks because the carpentry is site-built or shop-built to the millimetre. Permit clock (2-4 weeks for comunicat) runs in parallel with the design phase.
In a 30-40 m² studio, generally no — the plumbing and ventilation cost outweighs the space gain. From 50 m² up, a half-bath under a stairs or behind a partition becomes feasible. We flag what's possible on the survey.
