About the service

The bedroom is a room, not a corner.

Most 1-bed flats in Barcelona under-deliver because the bedroom is treated as a leftover space and the kitchen is shoved into a hallway. We start with the bedroom and the kitchen, then arrange the living and bathroom around them. A 60 m² 1-bed with the right layout reads as a 75 m² flat without it.

Acoustic isolation

The bedroom needs to be quiet when the living room isn't. Acoustic plasterboard on the party wall, soft-close doors, sealed thresholds. A 30-40 dB drop between bedroom and living changes how the flat feels.

Open kitchen, real cooking

Kitchen-living open plans only work if the extractor is honest (300 m³/h minimum) and the worktop has 60-90 cm of clear prep space. We size the kitchen to what you actually cook.

Integrated wardrobes

Wall-to-ceiling wardrobe in the bedroom, second wardrobe or pantry near the kitchen if the layout allows. 1-beds fail when the storage is bolted on later — we draw it into the plan from day one.

1-bed reforms reward sequencing. Layout drawn around bedroom-acoustic and kitchen-extraction first, then the living and bathroom fit around them. We follow the same order on every project.

On-site survey + space audit

Free 60-minute walkthrough with Albert. We measure everything, document MEP points, window orientation, neighbour-wall acoustics, kitchen extraction routing. Photos for the file before any quote.

Layout sketch + zoning

Bedroom-acoustic-and-storage drawn first, then kitchen position with extraction route, then living and bathroom fit around. Two rounds of revisions before the estimate is final.

Comunicat + material session

Comunicat or llicència obra menor filed with the Ajuntament (typically 2-4 weeks for comunicat, 4-8 weeks for llicència obra menor). Sample boards on the table at the Maragall showroom: tile, brass, oak, paint.

Demolition + MEP refresh

Strip-out of old finishes, partition adjustments, electrical to current REBT norm, plumbing reroute if the new layout needs it (especially if the bathroom moves). Photos of every junction.

Custom joinery + finishes

Bedroom wardrobe wall built and installed first, then kitchen, then living-zone joinery. Tile and parquet, paint, sanitary install, lighting fittings.

Snag walk + handover

System tests on every circuit and outlet, wet test in the bathroom, acoustic test on the bedroom wall, snag walk with you, written warranty pack, keys back. Photos of finished zones for the project file.

Common 1-bed questions

Things owners ask before signing.

50-65 m² is the sweet spot: real bedroom (10-12 m²), open kitchen-living of 22-28 m², bathroom of 4-5 m², plus circulation. Below 45 m² you start losing one of those. Above 70 m² you can fit a second small bedroom or a proper office nook.
Yes if the wall is non-load-bearing — comunicat or llicència obra menor covers it. If it's load-bearing, we file a llicència obra major and Núria designs a steel-beam transfer. Either way the extractor fan must be sized to the open volume — minimum 300-450 m³/h on an open kitchen.
Rental refresh: from €36,000 (€595/m²). Owner standard: from €48,000 (€795/m²). Designer 1-bed: from €60,000 (€995/m²). Plus Ajuntament comunicat fee (~€200-500). The on-site survey gives you the exact line-by-line within 48 hours.
Yes, but only into a position where the new soil pipe can reach the building's vertical drainage stack with the right fall (1.5-2%). On a 1-bed in Eixample that usually means the bathroom can shift 2-3 metres but not relocate to the opposite end of the flat. We assess on the survey.
Acoustic plasterboard cassette on the party wall (mineral wool + double layer of acoustic plasterboard), soft-close doors with sealed thresholds, decoupled flooring under the bed if you live above a noisy neighbour. We measure before-and-after — typical drop is 30-40 dB.
Rental refresh: 6-8 weeks. Owner standard: 8-10 weeks. Designer 1-bed: 10-12 weeks. Custom joinery on the Designer tier adds 2-3 weeks because the carpentry is shop-built to the millimetre. Permit clock (2-8 weeks for comunicat / llicència obra menor) runs in parallel with the design phase.
For Rental refresh — sometimes, with phased work and a sealed plastic-sheet partition between zones. For Owner standard and Designer — generally no. The dust, water shutoffs and noise don't combine with a household. Plan to vacate for at least the build phase.
