An apartment renovation in Eixample is not like other districts
Eixample housing stock (Dret, Esquerra, Sant Antoni, Fort Pienc, Sagrada Família and Nova Esquerra) dates mostly from 1860-1930. Cerdà plan, gridiron streets, clear ceiling height 3.2-4 m, Catalan vault of painted plaster, hydraulic mosaic floors by Falqués and Vallhonrat, cast-iron drainage stacks oxidised at 80-100 years old, electrical installations predating 1973 with no RCD. The community of owners tends to be strict about the Modernista façade — any visible intervention needs minutes and a memoir to the Ajuntament.

apartment renovation Eixample
Typical Eixample renovations: mosaic rescue (1 mm fine sanding sealed with colourless wax, not varnish), restoration or replication of Eixample-style pine joinery, drainage stack replacement with silenced PVC and anti-noise elbows, full REBT rewire with per-room circuits, kitchen layout that respects the drainage column in the inner patio. Núria Bosch (COAC) prepares the technical memoir if the renovation touches the façade, a load-bearing plaster wall or the rise of the Catalan vault.
