About the service

A design that the contractor can actually build.

Most apartment renderings break the moment a builder picks up a measuring tape — the partition lands on a riser, the kitchen island clears the column by 3 cm, the lighting plan ignores the existing junction-box positions. We design backwards from how Barcelona apartments actually get built, not from how they look at the camera angle in the brochure.

Site survey first

Marc Llopis (civil engineer) measures every wall, riser, beam height and ceiling soffit on the first visit. Sketches, photos and a CAD base file before any concept work starts.

Layout strategy second

We compare 2-3 layout options against your actual daily use — not against an abstract «open plan» ideal. Each option costs a different build, and you see the cost difference before you choose.

Material session at the showroom

Two-hour session at Maragall: tile samples, brass and bronze hardware, paint chips, parquet boards. Real materials, on the table, signed off before any procurement order goes out.

Working drawings the trades read

Layout plan with dimensions, electrical plan with circuit allocations, lighting plan with switching diagram, plumbing plan with riser routes, joinery elevations. Every sheet stamped and dated.

Three packages cover most apartment-design briefs in Barcelona. Each one is a fixed fee per square metre with a defined deliverable list — no open-ended hourly billing, no «we will see how it goes». Switching tier mid-project is allowed; the fee delta is itemised, not estimated.

Basic design package

Layout strategy, mood board and the core construction drawings the contractor needs to start. Right for owners who already know the style direction and want enough drawings to brief a builder without going into full-spec joinery and lighting plans.

How we work · 5 stages

Same design sequence, every project.

Every apartment design follows the same five stages — survey, layout, concept, working drawings, supervision. Skipping a stage is how a build ends up needing rework at first-fix. We don't skip them under deadline pressure.

Site survey + brief

Free 60-minute walkthrough. We measure every wall and riser, document the structural state, photograph existing finishes, and capture the brief — daily routine, room priorities, budget frame, timeline. Survey notes filed before any concept work begins.

Layout strategy

Two or three planning options, each costed roughly against the build budget. We compare them by daily comfort, technical feasibility (riser positions, beam heights), and build cost. You pick the option that fits the brief, not the prettiest render.

Concept + 3D visualisation

Material direction, lighting scenes for daytime and evening, key-area 3D walk-through. Two-hour material session at our Maragall showroom: real samples, on the table, signed off before any procurement order goes out.

Working drawings

Complete technical package: layout with dimensions, electrical plan with circuit allocations, lighting plan with switching, plumbing plan with riser routes, joinery elevations, finishing schedule. Every sheet stamped, dated and contractor-ready.

Supervision (Premium tier)

Fortnightly site visits during the build. Sign-off on first-fix electrical and plumbing before walls close, finish-quality check before tile and parquet, snag walk at handover. Photo report on WhatsApp the same evening.

The studio works mostly with regional and national suppliers — Spanish ceramics (Porcelanosa, Roca, Cifre), Italian porcelain (Fioranese, Mutina), Catalan brass (Marset for lighting, Modi for hardware), oak parquet from Tarragona. Locally sourced where possible: shorter lead times, fewer logistics surprises, sample availability for material-session visits at Maragall.

Things owners ask before signing the design fee.

Yes — and it's the safest sequence. With drawings in hand, you can compare three contractor quotes line-by-line, lock the design before lead-time-heavy materials are ordered, and avoid rushed on-site decisions. Most of our owners do design first, build a few months later.
No. The studio handles Mediterranean editorial, quiet minimal, heritage-led restoration, and bespoke briefs. Style follows the brief and the building, not a house style. Send three reference images you like and three you don't, and we calibrate from there.
Possible if you are confident with material samples and elevations alone — Basic tier excludes 3D. We do recommend it for any kitchen, bathroom and lighting design where the spatial relationships are hard to read on a 2D plan. 3D pays for itself in avoided rework once or twice per project.
Yes — Premium tier includes quote review for outside contractors. We compare line items against the working drawings, flag missing scope and unrealistic unit prices, and send you a written recommendation. We also handle our own build estimate if you want a competing quote from us.
If your project needs an architect-stamped memoir for the Ajuntament (most layout changes do), Núria's COAC stamp on a technical memoir is a flat €450 add-on. Yes, the deliverable belongs to you — you can hand it to any contractor. Most owners ask three contractors to quote against our drawings, then choose. We also bid on our own designs; the choice is yours and we don't load the design fee with a build commitment.
