Two thirds of commercial projects in Barcelona stall on the licence — wrong fire sector, wrong ventilation extract for the use, no accessible WC. We start with the use class, the aforament, and the licence file requirements. Then we make it look right for the brand.

Use-class + licence first

Retail (small), restaurant, salon, clinic, gym — each is a different licence type with different constraints. We confirm with the Ajuntament Activitats office before signing the design fee. License file is part of Standard tier.

Ventilation per use

Restaurant: Class III kitchen hood (UNE-EN 16282) with vertical extraction to roof, fire damper, grease trap. Salon: chemical air extraction at 6-8 ach. Gym: CO₂ minimum 8 ach. Each use has its number — designed in, not retrofitted.

Customer journey + visual merchandising

Where does the customer enter, where does the eye land first, where is the cash desk in line of sight, where does the queue form. For retail this is the difference between «browsed and left» and «picked up and bought». Designed at sketch stage with traffic-flow studies.

No — restaurant requires a different ambiental category (typically «restauración») with vertical kitchen extract, fire sector, evacuation routes by aforament. The change-of-use file is 8-16 weeks at the Ajuntament. Filed as part of Standard or Full tier (+ €1.800-3.200 depending on aforament).
Yes — Standard and Full tiers include it. We file the ambiental simplificada (under 50 people) or ordinària (above), prepare the technical memoir, attach the architect plans, pay the fee on your behalf and bill it line-by-line. Turnaround 3-12 weeks depending on category.
Façade work in Born/Gòtic and Eixample protected zones requires Patrimoni approval — separate file, 6-10 weeks added. We handle interior re-fit independently of façade; we coordinate the Patrimoni file if you want to change shopfront, signage or windows.
Class III hood with vertical extract to roof, fire damper, grease trap, makeup air. €4.500-9.500 depending on hood width, extract distance and roof access. Designed in the layout from sketch one — moving it after build is 3x the cost.
Yes — deliverable is yours. Most clients ask three contractors to quote against our drawings. We also bid on our own designs. Note: commercial timelines are tight (deadline = opening day), so picking the contractor with the right schedule capacity matters more than picking the cheapest.
