Investor briefs are different from personal homes — every choice gets graded on per-euro photo impact, durability over 5-10 tenancies, and total cost of ownership including future repairs. Cheap-looking finishes lower the achievable rent; over-spec finishes lower the ROI. The middle path is what we know.

Durable finishes by default
Washable matt paint (not eggshell — eggshell shows tenant scuffs). Porcelain stoneware floor (not laminate — laminate fails on water spills). Plumbing fittings with replaceable cartridges (not sealed units — cheaper to refresh between tenants).

Neutral palette that holds
Off-white walls, mid-tone floor, black or brushed-nickel hardware. Tenants and resale buyers across multiple demographics filter «neutral» as «modern» — bold colours filter as «dated» within 3-4 years and reduce achievable rent.

Maintenance-friendly MEP
Easy-access stop-cocks at every wet zone, labeled circuit panel, mechanical ventilation in bathroom and kitchen (no opening windows = no mould complaints), softcloseable cabinets (no slamming = no broken hinges).
Surface-only refresh — paint, sealing, fixture swaps, lighting refresh. Right when MEP is in good shape and you just need «clean and modern» fast.

Cosmetic refresh typically lifts rent 8-15%. Standard rental-ready 25-40% (especially if previous spec was end-of-life). Upmarket neutral 35-60%, but only in premium districts where the bracket is reachable. We model the math at the survey: rent uplift × 12 / total cost = years to recoup.
Only if your apartment has an HUT (Habitatge d'Ús Turístic) licence — limited supply, pre-2014 only, transferable but not new. Short-term rentals without HUT are illegal and fined €30k-90k. We confirm HUT status at the survey before designing for short-term spec.
Standard rental-ready and Upmarket tiers include a furniture package option (+€2.800-7.500): durable IKEA-grade for Standard, mid-range Spanish brands (Sancal / Andreu) for Upmarket. Or you handle furniture separately — apartment can be ready for «empty + you furnish» or «move-in furnished».
Spanish home insurance for rentals usually requires a butlletí REBT (electrical compliance), butlletí de fontaneria (plumbing), and CTE-compliance for refurbs. Both butlletins are signed at handover; CTE-compliance is automatic if we do the project.
Possibly — for pure resale where the buyer customises kitchen and bath, see white-box renovation. Investment renovation includes a finished kitchen and bath because rentals need them; white-box leaves them open for buyer choice.
Possible — if you'll live in it first then rent later, we recommend Standard rental-ready spec but with one or two personal touches (accent wall, premium kitchen). Avoid expensive personal finishes that won't survive future tenants.
