Two wet clusters from day one

The master en-suite and the family bathroom are designed as two independent wet clusters with their own manifold. Pere reroutes the baixant where the master en-suite needs it, sound-insulates the drainage, pressure-tests both clusters separately. Result: zero noise transfer between bathrooms.

Multi-zone HVAC

5×1 inverter on the AC side with five indoor units (master, bedroom 2, bedroom 3, living, kitchen). One outdoor unit on the terrace or facade — comunidad approval handled. Optional aerotermia heat pump for low-temp underfloor across the whole flat.

2-bed = two private zones, one shared bathroom typical. 3-bed = three private zones (master + 2 secondary), often with a master en-suite plus a shared family bathroom — the second bathroom is the threshold change. 4-bed = master suite + 3 secondary, usually 3 bathrooms, larger common area, and the MEP load steps up another level.

One outdoor unit on the terrace or on the facade subject to comunidad approval (vibration, noise, aesthetic). If you go aerotermia we replace the outdoor with a heat pump that does both heating and cooling.
For a 3-bed flat we usually do both — a master en-suite (toilet + sink + shower, no daylight needed if extracted properly) plus a shared family bathroom (toilet + sink + bath, accessible from the corridor). Frees the family bathroom in the morning, supports kids and guests, drops nothing on resale. Most 3-bed buyers expect both.
Base tier 8-10 weeks, Standard 11-14 weeks, Designer 16-20 weeks. Pre-war or large flats with structural surprises (cast-iron baixants, irregular slab, mosaic to preserve, reinforcement of an old beam) add 2-4 weeks. We commit to the timeline at contract signing and pay liquidated damages if we run beyond it without an approved variation.
In 3-bed flats we typically design the third bedroom as a flex room — sofa-bed plus desk plus fitted storage — so it serves both bedroom and study without needing a fourth bedroom. Or we carve a 3-4 m² work nook in the living room, daylit, with cabling for two screens and acoustic panels behind to dampen video-call echoes.
