Comunicat filed first, demo second
For partition demo in pisos plurifamiliars, comunicat d'obres is required (2-4 week turnaround). We file with the Ajuntament, attach the technical memoir, and the licence sticker goes on the door before the first hammer hits a wall. Skip this step and the inspector seals the apartment.

Asbestos check on pre-1990 builds
Buildings built before 1990 — especially 1960-1985 — often have asbestos in popcorn ceilings, vinyl tile adhesive, or pipe lagging. We test before opening anything. If positive, certified asbestos abatement is a separate scope and a separate contractor; we don't touch it without RPS-licensed crew.

European Waste Catalogue code (List of European Residues). Every batch of construction waste is classified by code and tracked from source (your apartment) to processor (the ecoparc). The Ajuntament can ask for the docket in the first 24 months. Without it: fine €600-3.000 + suspended licence on the next project at the same address.
Yes — comunicat d'obres at minimum for any partition demo in a piso plurifamiliar. Llicència obra menor if you're also moving electrical or plumbing. Llicència obra major if a wall is load-bearing (different page — see major renovation). We file whichever applies; you sign the form.
Marc (civil engineer) checks on the visit: thickness (load-bearing usually >15cm in pre-war Eixample, >20cm in 1970s+), continuity floor-to-floor, position relative to beams. Cadastre drawings are also checked. If unclear, a non-destructive ultrasound scan (€140) confirms.
